Envisioned by the Bjarke Ingels Group (BIG) in partnership with Gruen Associates and Studio-MLA, the multi-tiered development seamlessly combines residential, commercial, and community-focused spaces. The project includes 670,000 square feet of office space, alongside 894 residential units — 144 of which are dedicated to low-income households — positioning it as one of the largest housing developments in Downtown Los Angeles. Complementing the residences, the plans feature a 271-room hotel, a charter elementary school, and diverse retail, dining, and gallery spaces.

Located along the Los Angeles River and framed by the Sixth and Seventh Street Viaducts, 670 Mesquit is designed to act as a vital link between the Arts District and the riverfront. Key to this connection is the proposed construction of elevated decks above existing freight rail lines, which will address long-standing accessibility barriers. At street level, the project envisions vibrant public spaces, complete with landscaped plazas, pedestrian-friendly pathways, and art installations, fostering a dynamic and inclusive community environment.
Potential Impact
Beyond its architectural significance, the development is expected to serve as a powerful economic engine for the region. It is projected to generate over 14,000 construction jobs and create 855 permanent positions across the hospitality, retail, and dining sectors.
