The California Dream For All program
Launched in 2022, California Dream For All is a state-run initiative that provides financial assistance to first-time, first-generation homebuyers. Applicants can receive up to 20% of a home’s purchase price, or a maximum of $150,000, to use toward a down payment or closing costs, as KBPS explains.
The program operates as a shared appreciation loan, meaning there are no monthly payments while the buyer owns the home. Repayment occurs upon sale or refinance, including both the initial amount and a share of the home’s appreciation, with funds recycled to support future buyers.
How to apply to the California Dream For All program

To apply, you must do so through the California Housing Finance Agency (CalHFA) portal by March 16, 2026, at 5 PM. Applications are entered into a random lottery, giving all applicants an equal chance. If selected, you will have 90 days to find a home, with the option for a 90-day extension.
Who qualifies for the program?
Applicants must be first-time and first-generation homebuyers, meaning they have not owned a home in the past seven years and their parents do not currently own a home. Income limits vary by county, so reviewing CalHFA’s official information is recommended.
How the housing lottery works

The program now uses a randomized lottery system instead of first-come, first-served. This ensures a fair distribution of funds for everyone who applied within the designated time window.
