The longtime Toyota of Hollywood site is officially moving forward with plans to become a massive mixed-use development. It’s bringing apartments, offices, shops, public space, and a new skyline-defining tower to one of L.A.’s busiest corridors.
The Sullivan family, longtime owners of the Toyota of Hollywood dealership, are re-envisioning 6000 Hollywood Boulevard as a transformational mixed-use campus.
A 35-story tower is coming to Hollywood Boulevard
The redevelopment plans for the site include a striking 35-story tower surrounded by additional residential buildings and open spaces.
The project is set to include:
• 350 apartments
• 44 affordable homes
• 136,000 square feet of office space
• 22,500 square feet of retail
• 23,500 square feet of public open space
Instead of a single-use auto lot occupying prime real estate, the site is being reimagined as an entire mixed-use district.

From selling cars to building homes
For years, the property functioned as one of Hollywood’s most recognizable auto dealerships.
But as Los Angeles continues to face housing shortages and increasing pressure to build denser neighborhoods, large car-oriented sites are increasingly becoming targets for redevelopment.
This project reflects a growing shift happening across LA: replacing low-density land uses with housing, retail, offices, and walkable public spaces.
Sustainability is also part of the plan
Beyond housing and new public spaces, the development is also aiming to incorporate sustainability features throughout the project.
Plans call for the project to pursue LEED Silver certification (or an equivalent sustainability standard) while introducing environmentally focused design elements like electric vehicle charging infrastructure, drought-tolerant landscaping, and other sustainability measures intended to reduce environmental impact.
As Los Angeles continues facing both housing and climate challenges, developers are increasingly being pushed to create projects designed with long-term sustainability in mind.

The transformation of the Toyota of Hollywood site signals something bigger than a new tower. One of Hollywood’s most auto-oriented pieces of land is being redesigned around homes, public space, and mixed-use development.
