If owning a California home is one kind of dream, owning an entire California town is another. A small mountain community called Belden has just hit the market for $4.75 million, offering one buyer a chance to take over a four-acre riverside compound in the Feather River Canyon.
Belden is an unincorporated community in Plumas County, roughly 36 miles northeast of Chico, surrounded by the Plumas National Forest. As reported by the Washington Post, the property’s 87-year-old owner, Ivan Coffman, has decided to sell after nearly four decades.
What comes with Belden

According to Patch, the four-acre property includes private beach access along the Feather River, a general store, a bar and restaurant, seven cabins, two mobile homes, 18 hotel rooms, 16 RV spaces and outdoor stages and event areas. The sale also includes a two-story resort and lodge, a saloon-style bar, a schoolhouse and a mechanic’s garage. Belden’s small permanent population is reported at around 15 people, although the property is built to host far more visitors through its rooms, cabins, RV sites and camping areas.
The listing is being marketed as a potential resort and events business. According to Yahoo Finance, the property includes about 20,007 square feet of hospitality space and has hosted festivals, retreats and outdoor recreation events for nearly three decades.
A remote Sierra setting

Belden sits between the Feather River and a rail line in a narrow canyon in the Sierra Nevada. As reported by Newser, the area was scarred by the 2021 Dixie Fire, one of California’s largest wildfires, though the town has continued to operate as a destination for rafting, camping and river recreation.
At $4.75 million, Belden costs less than some luxury homes in Los Angeles or the Bay Area — but it comes with the operational realities of managing a remote hospitality property, maintaining lodging and utilities, and running a business in a small, seasonal mountain destination.
