Did you know that Disney is constructing a massive residential community out in the Coachella Valley near Palm Springs?
Cotino is Disney’s first “Storyliving by Disney” project, a master-planned community where people actually live full-time in homes designed by Disney. The community is centered around Disney’s hospitality and programming, and will eventually comprise nearly 2,000 homes and a 24-acre lagoon.
As of early 2026, a few dozen homes have been completed, and some residents have already moved in, although most of the area is still under construction.
The project’s first phase, comprising 300 or so homes, is expected to take several years to build out. But non-residents will have an opportunity to see part of Cotino for themselves as soon as this fall.

600 acres of “storyliving” in Rancho Mirage
Cotino covers over 600 acres in Rancho Mirage, California. In a departure from Disney’s theme parks and vacation resorts, Cotino represents Disney’s new real-estate brand focused on residential “storyliving,” where Disney design and storytelling underpins everyday life.
In October of 2025, Cotino opened its massive “Artisan Club,” a central club area where Cotino members can join workshops, movie nights, themed dinners, and a wellness center. The centerpiece is the Parr House, a midcentury-modern event venue modeled after the Parr family home in Incredibles 2.

The design is centered around Cotino Bay, a 24-acre turquoise lagoon. Residents will be able to enjoy numerous pools, fitness centers, dining, parks, walking paths, a hotel, and even a small town center with shops and restaurants.
In fact, the town center area, which comprises the Cotino Bay Beach, dining, and shops, is due to open to the public (for a fee) in the fall of 2026. Soon, non-residents can get a look at the central hub of Cotino, which will feature tenants including restaurant Elevare, Mark FIne Foods & Provisions, Khaga Yoga, and Canadian coffee chain Artigiano.

When complete, Cotino will feature numerous neighborhoods, including multigenerational housing and an area for residents over 55, called “Longtable Park.” Homes will will have a range of single-family floorplans, sizes, styles and layouts, inspired by a mix of midcentury Palm Springs and Disney aesthetics. Pricing starts “from the mid-$1 millions,” according to a press release.
