According to Redfin’s latest affordability ranking report, Elk Grove earned the number one spot on their list of the most affordable places for homebuyers. The payment‑to‑income ratio there is 40.9%, which is lower than most urban markets in the state. The median sale price is about $652,686, with an average household income of around $122,229.
To comfortably afford a home here, a buyer would typically need an income of roughly $166,672, and the typical monthly mortgage payment clocks in at about $4,167. Those numbers put Elk Grove in a much more attainable space than, say, L.A., San Diego, or San Francisco, where buyers might spend well over half their income just to step inside the market.
Where nature meets big tech
Elk Grove might not have sandy beaches like SoCal, but it more than makes up for it with parks… Plenty of them! The city itself boasts 100 green spaces, from playgrounds and picnic areas to larger parks. Elk Grove Regional Park is a standout, offering a lake for fishing, BMX bike courses, and sports fields, according to the city’s website.
Outdoor lovers will also appreciate the nearby Stone Lakes National Wildlife Refuge, a 17,000-acre wetland ideal for birdwatching, gentle hikes, and spotting local wildlife. Just a bit further, the Cosumnes River Preserve offers over 50,000 acres of oak savanna and riverside trails.
Beyond its natural attractions, Elk Grove is a surprising employment hub, thanks to Apple. The tech giant has been operating there since 1992, originally as a distribution center before expanding into offices, logistics, customer support, and repair/refurbishment services over the decades.
Today, it’s the largest private employer in the city, with an estimated 5,000 jobs tied to its campus, outpacing major local players like the school district and state services.
