Out in the desert near Palm Springs, Disney is developing a 600-acre residential community inspired by Disney aesthetics.
Cotino is the first “Storyliving by Disney” project, and residents have already started to move into the neighborhoods, which will eventually comprise nearly 2,000 homes.
Luckily for those who want to take a peek (us), Cotino will open its new 45,000-square-foot town center to the public as soon as this fall 2026.
Cotino Bay Beach, Dining and Shops
The community is oriented around a 24-acre lagoon called Cotino Bay, a large Artisan Club styled after the Parr House from Incredibles 2, and a town center called “Cotino Bay Beach, Dining and Shops.”

The Cotino Bay Beach area is the part that will open to the public at some point this fall, although visitors will need to pay a fee — amount still TBA.
Cotino has already confirmed several vendors for the shops and dining area, as listed below. More town center tenants will be announced in the coming months.
- Elevare: An 8,000-square-foot. waterfront Californian restaurant serving lunch, dinner, and weekend brunch.
- Artigiano: A popular Canadian coffee chain opening its first U.S. location in Cotino.
- On the Mark Fine Foods & Provisions: An iconic Palm Springs specialty market where you can pick up delicious treats or stay for a glass of wine.
- Khaga Yoga: A welcoming yoga studio with thoughtfully designed classes for a range of levels, as well as kids and families.

Cotino covers 600 acres in Rancho Mirage, California, presenting Disney design and storytelling as a backdrop for everyday life.
The first phase of the project comprises 300 or so homes, and is expected to take several years to build out. As of early 2026, a few dozen homes have been completed, and some residents have already moved in.
Eventually, Cotino will feature 2,000 homes across several neighborhoods with a range of floor plans, all inspired by midcentury Palm Springs and Disney aesthetics.
