Cotino, a 600-acre, Disney-themed residential community, is slowly coming together in the Coachella Valley.
The massive neighborhood is Disney’s first “Storyliving” community, master-planned for people to live full-time in Disney-inspired homes. While only a few dozen have been completed, the community will eventually comprise nearly 2,000 homes.
A major centerpiece is The Parr House, a full-scale, two-story building inspired by the superhero family’s mid-century modern residence in Pixar’s Incredibles 2. Designed by Walt Disney Imagineers in collaboration with Pixar artists and built by Davidson Communities, the structure functions as a multi-use amenity exclusive to members of the voluntary Artisan Club, who can book it for events.
The Parr House is packed with film-accurate details produced directly with Pixar: boxes of Sugar Bombs and Fiber O’s cereal in the kitchen, a Parr family bulletin board with handwriting recreated from both Incredibles films, a framed “Mr. Incredible Sings” vinyl record in the art studio, and character-specific bedrooms for Dash, Jack-Jack, and Edna Mode, among others.
Caleb Wild, Walt Disney Imagineering Senior Architect, described the design approach as “a caricature of mid-century modern architecture,” deliberately exaggerated to tell a recognizable Disney story while remaining visually consistent with the broader Coachella Valley aesthetic.
What’s next for Cotino
Beyond the Parr House, the club includes themed dining, outdoor fitness facilities, enrichment workshops, and a lineup of Disney-inspired fitness classes — including an Incredibles-themed circuit and a Moana breathwork session along the waterfront — developed with health provider Optum.
The larger Cotino development spans a master-planned community in Rancho Mirage, developed by DMB Development and third-party builders. The enormous turquoise lagoon, called Cotino Bay, is already accessible to residents through Artisan Club membership.
The next major milestone is the opening of Cotino Bay Beach, Dining and Shops — a town center development that will allow general visitors to access the lagoon through ticketed admission. That opening is scheduled for fall 2026. A mile-long promenade surrounds the bay, designed for walking, cycling, and outdoor recreation.
