Southern California is in the middle of a wave of large-scale developments, with new mega projects reshaping cities across the region. From expanded public parks to major entertainment hubs, the scale of investment continues to grow. One of the most ambitious examples of this trend is Irvine’s $1 billion Great Park project.
Within this broader development push, In-N-Out Burger is opening a new location inside the massive site. The restaurant will sit at 7900 Great Park Boulevard, as part of a master-planned redevelopment transforming a former military base into one of the largest urban parks in the state.

The restaurant will cover 3,860 square feet with an additional 500-square-foot outdoor patio. It will include a dual-lane drive-thru system that merges into a single pickup lane, designed to handle heavy traffic flow and long lines typical of the chain’s most popular locations. City planning documents also note capacity for around 33 vehicles in the drive-thru queue, the New York Post reports.
The location will serve as an anchor tenant for The Canopy, a 12-acre retail and dining district inside the park that will bring together restaurants, shops, and everyday services in one walkable area.

The Great Park project is a gigantic 1,300-acre redevelopment built on a former Marine Corps air station. The plan is turning the site into a large civic and recreational hub with parks, entertainment venues, and commercial districts.
The full vision includes new lakes, museums, retail areas, and an outdoor amphitheater, all developed in phases expected to continue through 2028 and 2029. At its core, the project is designed as a long-term urban destination where public space and commercial development blend into a single, continuous environment.
Once fully realized, Great Park is expected to become one of the largest urban parks in the United States, surpassing New York City’s Central Park in size.
